To analyse and forecast the outlook for real estate markets, we rely on a wide range of internal and external information sources, including economic, capital market and real estate market data held at global, regional, national, metropolitan and sub-market levels.  At least twice a year we prepare real estate returns forecasts for markets in over 30 countries. These forecasts help to underpin investment strategy and implementation. Our conceptual framework for understanding the key variables which drive demand for real estate is shown below.

International comparative analysis requires careful consideration of complex local cultural and regulatory systems which affect ways of doing business in different markets.  We have methods in place for local and national market data and forecasts to be incorporated into global strategies in a systematic manner. Integration of perspectives takes place formally through a series of monthly meetings, collaboration on global research publications and annual research offsite meetings.  These allow local insight to be synthesised into global strategies in a consistent manner while allowing sensitivity to variations in local and regional differences.

Developing

Our research investigates the impact of real estate development on wider socio-economical and ecological dynamics. The majority of our projects are embedded in long term and large scale city or area developments. Research enables developments to keep up with changing future use. As a knowledge driven organisation we use our market and business insights to innovate and develop new concepts. Our researchers work according to a proved methodology delivering tailor-made reports facilitating decision making. This local research intelligence is shared throughout an international network monitoring trends and market dynamics.

Lending

Our Finance business uses geographical and asset specific research to analyse and support its activities. The research need can be split in long term trend analysis and transaction specific research.

Transaction specific research
Our clients seek finance for their property investments. To make a proper assessment of the underlying risks and expected performance, we need to benchmark the client investment with market comparables. This results in a need for tailor-made and on-time research which provides our people with knowledge and the ability to respond to clients quickly and precisely.

Long term trend analysis
Changing market circumstances create a need for continued research and analysis. We are expanding our international finance activities and introducing new products and services. This results in a structural need for information on the real estate (financing) markets about economic developments, products, asset classes and transactions. The information is used to support business plans and strategic decision making.
